Job Description:
We are looking for a dynamic and results-oriented Marketing Director to lead and execute all marketing functions for our real estate company. This role requires a strategic thinker with strong leadership skills and a deep understanding of various marketing tools and platforms. The ideal candidate will be responsible for developing and implementing effective marketing strategies, including SMS and email drip campaigns, direct mail, and PPC advertising, to drive engagement and conversions.
This position emphasizes oversight and management of marketing initiatives rather than direct execution. While the candidate will monitor KPIs and manage relationships with our PPC provider, they will not be responsible for running PPC campaigns directly. Their focus will be on monitoring... budgets, conversion rates, and quality control to ensure all marketing activities align with our overall strategy.
Key Responsibilities:
• Strategic Leadership: Oversee the strategy, implementation, and optimization of comprehensive marketing campaigns across multiple channels, including direct mail, SMS, email, and digital marketing.
• Campaign Management: Develop, execute, and manage SMS and email drip campaigns aimed at engaging and converting inbound real estate leads.
• Direct Mail Oversight: Lead direct mail initiatives, ensuring timely delivery, accuracy, and adherence to budgetary constraints.
• Performance Tracking: Establish and manage Key Performance Indicators (KPIs) to evaluate the effectiveness and success of all marketing efforts. This includes monitoring budgets, conversion rates, and overall campaign performance.
• PPC Oversight: Act as a liaison with our PPC provider, ensuring effective communication and collaboration. The role involves monitoring the performance of PPC campaigns rather than executing them.
• Budget Management: Create and manage marketing budgets across all channels, ensuring cost-effective campaign execution and maximizing ROI.
• Data Analysis: Oversee the collection, organization, and analysis of data to inform marketing strategies and facilitate campaign adjustments.
• Logistics Coordination: Manage the logistics of launching campaigns, including scheduling, resource allocation, and vendor relationships.
• Lead Data Management: Develop and manage processes for data scraping to gather and analyze leads for targeted marketing efforts.
• Continuous Improvement: Continuously evaluate and refine marketing strategies based on data analysis and emerging market trends.
• Cross-Department Collaboration: Work closely with sales and leadership teams to align marketing strategies with overall business objectives.
• Regulatory Compliance: Ensure compliance with all relevant marketing regulations and best practices (e.g., TCPA for SMS, CAN-SPAM for email).
Skills & Qualifications:
• Proven experience in a senior leadership role overseeing comprehensive marketing functions, preferably in the real estate sector or a related industry.
• In-depth understanding of diverse marketing channels, including direct mail, SMS, email, and digital advertising.
• Proficient in marketing automation tools and CRM systems (e.g., HubSpot, Salesforce, ActiveCampaign).
• Strong budget management skills, with a focus on efficiency and effectiveness.
• Expertise in KPI tracking and performance analysis to optimize marketing strategies.
• Excellent organizational skills, capable of managing multiple campaigns and deadlines concurrently.
• Analytical mindset with experience in data scraping, organization, and performance data interpretation.
• Proficiency in various marketing platforms (e.g., Mailchimp, Twilio, Google Ads, Facebook Ads).
• Exceptional copywriting and creative skills, with a keen eye for compelling messaging and design.
• Strong communication and leadership abilities, enabling effective collaboration with teams, sales, operations, and external vendors.
Preferred Experience:
• 5+ years of experience in marketing, with at least 2 years in a senior or director-level role.
• Demonstrated experience in real estate lead generation and a strong understanding of the real estate sales cycle.
• Familiarity with direct mail vendors and industry processes.
